Reflects the Renters' Rights Act 2025 (2-month notice, once per 12 months). Informational only, not legal advice.
Quick answer
Since the Renters' Rights Act 2025 (in force 1 May 2026), an unagreed rent increase must be served on a valid Section 13 notice with at least two months' notice, no more than once every 12 months. Informal letters, texts or verbal notices are not valid, and rent-review clauses are now void.
Questions
Is my rent increase legal?+
Since the Renters' Rights Act 2025 (in force 1 May 2026), an unagreed increase must use a valid Section 13 notice with at least two months' notice, no more than once every 12 months. Informal letters, texts and verbal notices are not valid, and rent-review clauses are void.
How much can my landlord increase my rent?+
There is no legal cap, but the rent must reflect the local market. If it is above comparable properties you can challenge it free at the First-tier Tribunal, which cannot set it higher than your landlord proposed.
What if the notice is invalid?+
If the notice was not validly served, your existing rent legally continues until a valid one is served. Do not simply start paying the higher amount, as that can be treated as agreeing to it.
